Common Questions

Frequently Asked Questions

Answers to a few of the questions we're asked most often.

Getting Started
What areas do you cover?

We work across Warwickshire, Surrey and the surrounding areas, including Rugby, Ewell, Epsom, Surbiton, Kingston-upon-Thames, Wimbledon and Guildford. If your project falls outside these areas, get in touch - we're happy to discuss it.

Can you work from our existing drawings, or do we need to start from scratch?

Either way. If you already have architectural drawings or a planning application in progress, we can pick the project up from there. If you're starting with nothing more than an idea, our in-house design team will take you from first sketch through to a fully detailed scheme.

How long does a typical project take?

It depends on scope - a single-storey extension moves very differently to a full new build. Once we've seen your brief and site, we'll give you a realistic programme covering design, planning and build, so you know what to expect before you commit to anything.

What's the difference between a renovation and a full design and build project?

A renovation typically works within your home's existing footprint - updating layout, finishes and services. A full design and build project usually involves extending, reconfiguring or replacing significant parts of the building, and is managed by us end-to-end, from initial concept through to final handover.

Cost & Process
Do you offer a fixed price, or can costs change during the build?

We agree scope and pricing upfront before work starts on site. If anything changes along the way - whether a client-requested variation or something unforeseen - we'll always discuss it and get your sign-off before any cost is added, so there are no surprises on your final invoice.

Do you handle planning permission and approvals?

Yes. We manage the planning process in-house, from initial drawings and pre-application advice through to submission and approval, before construction begins - one less thing for you to coordinate yourself.

What happens if I want to make changes once the build has started?

It happens more often than you'd think, and it's not a problem. Because design and construction sit under one roof, changes can usually be assessed and priced quickly, without the delays that come from looping in a separate architect and contractor.

Do you provide interior design as well as construction?

We work closely with clients on layout, finishes, joinery and fixtures as part of the design process, and can bring in trusted interior design partners for a fully styled finish where that's wanted.

Our Own Developments
Do you only work on client projects, or your own developments too?

Both. Most of our work is private client design and build, but we also develop a small number of our own residential sites - from Victorian conversions to new build schemes. You can see these on our Developments page.

Do you buy land or source development sites?

Yes - we're always interested in hearing from landowners and agents about sites with development potential, with or without existing planning permission. See our Developments page for more on how we work with landowners, or get in touch directly for a confidential conversation.

Do you buy land without planning permission?

Yes. We look at sites with or without planning. Tell us about the site and we will talk through the options.

Which areas do you buy land in?

Surrey, Warwickshire, Leicestershire and Northamptonshire, plus surrounding areas.

How quickly will you reply to an enquiry?

We aim to reply within one working day.
